I'm so proud of my son. He was my first client, and I was thrilled to see him and his family so happy in their new home in Woodbury, New Jersey. I'm also grateful to James Butz of Envoy Mortgage, who helped my son receive a state grant to help with the closing costs. Without the grant, my son would have had to pay more out of pocket, which would have made it harder for him to afford the home he really wanted. I'm so happy that things worked out for him.
I recently had the pleasure of selling a beautiful home to a lovely family. When the seller met my buyer, she immediately felt that this family deserved the home she had so lovingly renovated with her husband. The seller had put a lot of love into the home, and she wanted to pass it on to someone who would cherish it. My buyer was thrilled to be the first person in her family to own their own home. She had always dreamed of owning a home, and now her dream had come true. She was so excited that she was setting a high standard for the rest of the family to follow. Her family was equally thrilled to make Sicklerville, New Jersey their forever home.
I had the pleasure of working with a great couple who wanted to start their new life together in their own home. She is originally from Pennsylvania, and he is from Montana. They were looking for a place where they could start their life together and create amazing new memories. After a long search, we found their dream home in Sicklerville, New Jersey. They are now happily settled in their new home and are looking forward to starting their new life together.
Shanika Habib is a 19-year-old pre-med student at Cooper University Medical Hospital in Camden, New Jersey. She is originally from Arizona and came to New Jersey with her parents to find a place to live while she attends medical school. They looked at many homes before finding the perfect one for her in Maple Shade, New Jersey. Shanika is excited to start this new phase of her life and can't wait to start her medical career.
Congratulations to this young power couple and their two beautiful children on achieving their goal of owning their own business! They searched Collingswood, Oaklyn, and Merchantville before finally coming home to Oaklyn, New Jersey, where they will open a health juice bar. Their goal is to build a healthier community one drink at a time. I can't wait to see all the great things you will do!
These hardworking parents from Guatemala and Mexico have endured and survived so much hardship and sadness. They never gave up on their dream of a better life for their children here in the United States of America. Despite the odds against them, they kept smiling and never lost sight of their goal. Welcome to your new home in Oaklyn, New Jersey!
This young lady is a college student, a single mother raising two young children, and works full time. Despite all of her responsibilities, she was determined to give her children their own home. She worked long hours and never gave up. Now she and her children are building memories to cherish for a lifetime in Millville, New Jersey. Her story is a testament to her determination and perseverance.
This young lady is only 19, but she has the support of her parents and family. Her family and friends were with her every step of the way as she searched for her dream home. Her parents were there to help her find the perfect home in Pennsauken, New Jersey. They watched over her every step of the way until she found it. The young lady is now renovating a beautiful Victorian home near the border of Merchantville. She is excited to start a new life in her new home.
My seller was torn between selling her beautiful home to her daughter or her niece. Both young women were interested in buying the house, and the seller didn't know which one to choose. In the end, she decided to sell the house to her daughter. The seller reasoned that her daughter was her closest living relative, and she wanted to be sure that her daughter would be able to enjoy the house for many years to come.
This young couple met under the New York stars and fell in love. They were eager to start their new journey together in their new forever home in Gloucester City, New Jersey. They were referred to me by their realtor, and I was happy to help them obtain a mortgage. I was especially pleased to learn that they were eligible for a state grant to cover their closing costs. Thanks to the grant, they were able to close on their dream home without any out-of-pocket expenses.
Dear Beatrice, I want to thank you for all your help in purchasing our condo in Cherry Hill. We were very nervous about buying in the United States because things are done so differently here than in Colombia. We knew the real estate business in Colombia very well, but we didn't know anything about the process here. You were very patient with us and explained everything step by step. We also appreciated your help in finding the right condo for us. We are very excited about our new home and look forward to raising our son here. We know that we can always count on you for help with any real estate questions we may have in the future.
This young man has a wild side for off-road trucking and motorcycles, and he loves the thrill of the ride. But his ultimate goal is to become a homeowner. When his mother, who lives in Puerto Rico, called and told him she was looking for a home in the States, he was determined to find her the perfect place. They searched every single countryside, and finally found Puerto Rico in Millville, New Jersey!
I love working with clients who know what they want and don't settle until the deal is done. I especially love working with clients who trust me and my professional skills to get the deal to the finish line. This client, who came from New York to start an investment portfolio, landed a great deal in Pitman. We closed before the year was out, and we're already talking about the next one! I'm looking forward to working with this client again. They were a pleasure to work with, and I know they'll be successful in their investment portfolio.
This transaction started as a converted For Sale by Owner listing. As with many FSBO transactions, it got rough from time to time. But Beatrice, our agent, kept her clients calm and cool throughout the entire process. The sellers, Oscar and Lakisha Maldonado, went above and beyond what was outlined in the listing to ensure that the buyers were set to start their new journey in New Jersey. Congratulations to all! May your new clean slate give you an amazing new journey in Florida. Love you forever!
Hurricane Maria devastated Puerto Rico in 2017, killing thousands and displacing millions. The Quiñones family was among the displaced, and after a year of searching, they finally found a realtor who could help them find a new home in New Jersey. Beatrice listened to their needs and wants, and helped them find a home in Salem, New Jersey. The Quiñones family is now starting a new journey full of endless possibilities. Congratulations!
Congratulations on selling your home! Now it's time for the next step: buying a new one. We know that making a decision this big can be scary and nerve-wracking, but once you sign on the dotted line, you'll know that you're ready to start fresh in a new place. We're so excited to help you find your perfect home!
When Damaris was referred to me by a friend, she was in a serious time crunch. After wasting a lot of time with other agents, she was desperate to find a place to live. She needed to relocate immediately from New York to New Jersey for her new job in Pennsylvania. But she didn't want to buy until she was sure of the location. So, for now, she is renting and very pleased. I can't wait to have you back so we can get you into your own home. Welcome to New Jersey, Damaris!
I recently had the pleasure of working with an agent from North Jersey who wanted to start his investment portfolio in South Jersey. He was referred to me by his lender because I specialize in helping investors find the best deals. Although I was not the official buyer's agent, I was able to help him from start to finish, from finding the right properties to negotiate the best price and terms, and finally to the closing table.
I am so proud of this young single mother! She was determined to buy a home for her and her son, even though she was scared about the process and the current interest rate market. We comforted her and kept her informed every step of the way. She was able to buy a home that will give her son the education and life she wants for him. Her story is a testament to her determination and the power of a dream.
My seller is an amazing woman who has lost the love of her life. But she keeps his memory alive with beautiful sunflowers all over her home. Today, she is starting a new journey and will be able to sprinkle sunflowers everywhere for them to shine brightly. I am so grateful to have helped her find a new home where she can continue to cherish her memories. A special thank you to David Melendez for the awesome real estate photos! And a big thank you to Terry Archie for partnering with me on this transaction! And finally, a big thank you to Carolyn Chaney and Sofia Schiavo at National Integrity Title Agency for getting all the paperwork together!
This young lady is an inspiration to anyone who thinks homeownership is out of reach. She worked long hours and saved every penny for a down payment. She then applied for a mortgage and was approved on her own. She is so excited to be a homeowner that she is already talking about saving money to buy a bigger house and start an investment portfolio. Her story is a great example of how hard work and determination can pay off. She is a great role model for her children, and they are excited to have a place of their own.
My seller, who is returning to Puerto Rico, chose this young man to buy her property. She wanted to make sure he had a place of his own to start his new life. I loved working with her! She is a wonderful person, full of energy and pizazz. She has a lot of life experience, and she knows what it's like to be a young person starting out on his or her own. She wanted to make sure that this young man had a place to call his own, and she was determined to help him get started on the right foot. I was proud to be a part of this transaction.
I recently had the pleasure of assisting a first-time homebuyer through the buying process. It was an exciting time for him, but also a time of great stress. As a first-time homebuyer, he was understandably nervous about every step and every document. I tried to be patient and understanding, and to answer all his questions in a way that put him at ease. He was very appreciative of my efforts, and told me that he learned a lot. On closing day, he was so happy that he thanked me for my patience and help. I'm looking forward to seeing the changes he makes to his new home and 4.25 acres of land!
I recently had the pleasure of working with a client who was very nervous about buying a home in the United States. She was concerned because the process is very different here than it is in Puerto Rico, where she is from. My client is a real estate agent in Puerto Rico, but she had never purchased a home in the United States. I was able to help her through the process, and she is now the proud owner of a beautiful home. Thank you, Lourdes and Andrea, for allowing me to be your agent. I especially want to thank you for contacting me using my business website! I would also like to thank Alex Taberne at Greentree Mortgage for helping my clients get approved for a loan and for seeing them through the closing process.
This couple arrived from Texas over three years ago with three children in tow. They tried over and over to find their forever home, but the agents they worked with never found it. They worked all their lives and saved every dime, and when they finally found the perfect home, they were very frightened. But we walked them carefully step by step through the homebuying process, and they were able to close on their dream home. Their loan was not an easy one because the home they selected turned out to be a modular home that appraised $5,000 over, but Vince Gutierrez did not allow that to stop them from getting approved. Thank you to the team that never gives up and makes any transaction like its gold: Vince Gutierrez, Loan Originator, and Diana Escobar-Wachter, Closer. This was a difficult situation, but the team worked diligently and made it happen for the client.
This couple has battled all their lives for the rights and happy life of their two precious boys. They have traveled the world looking for that one place to call home. After three years of searching with another agent, they still hadn't found the one. I am so thrilled for them. While the seller went low on integrity, my buyers went high in class. They were turned down by other lenders, but Vince Gutierrez at NFM Lending helped them get qualified for a loan and a $22,000 NJFHMA grant. Cassandra O'Neil took her time to walk through this home and inspect every area to give them a well-detailed report on the condition of the home, while the appraiser valued it $5,000 over! I would like to thank KW Princeton, Elizabeth Williams-Evans and George Gonzalez, for hosting our closing at your office. We had so much fun! Thank you to the team that never gives up and makes any transaction like its gold: Vince Gutierrez, loan originator, and Diana Escobar-Wachter, closer.

In 2021, he bought this beautiful home for himself and his lovely wife. But then he received a call from Puerto Rico, and he decided to return to the island. He sold the house and is now starting a new life under the breezy beach air of the island. I wish him and his wife much happiness in their new life!
This traveling nurse had to come home to retire, but coming home meant facing the saddest time of her life. Her parents had passed away, and she had to make the hardest decision ever to let go of the past and sell the home she had lived in all her life. But she took the step of faith, and it was answered with a blessing.
I am so proud of her! I wish her many years of peace, happiness, and health.
Thank you to my husband, Juan Caraballo, for helping us make the necessary repairs in order to obtain the Certificate of Occupancy. His expertise was essential.
I am inspired by the determination and goals I see in young people. The young man in this story was determined to give his mother and family a better life and a safer home to live in. He worked hard every day and followed every instruction my team gave him. It was a pleasure working with this amazing family!
Thank you to my dedicated team, who work tirelessly to ensure every transaction is handled as if it were gold. Thank you to my husband, Juan Caraballo, for helping us make the necessary repairs in order to obtain the Certificate of Occupancy. His expertise was essential; Vince Gutierrez, loan originator, and Diana Escobar-Wachter, closer.
This home was purchased by the owner with her retirement in mind, but she decided to rent it out until she is ready to retire. Unfortunately, her previous agent didn't guide her properly, and the tenants trashed the place. When she hired me, we began a new journey together that was filled with lessons. After just two private showings, we found the best tenants for her property, and she couldn't be happier.
What a long journey this beautiful family has gone through. Language can be a barrier, but determination will always overcome it. They had other agents trying to help them, but none would take the time to explain, educate, and lead them through the process. They were left in the dark and desperately continued to search, until they couldn't and didn't want to waste anymore precious time. I met them at our first showing, and they were very stand-offish and quiet. I wasn't sure how to approach them or how I would reach them. House after house, they didn't make many comments. On our third showing, I initiated the conversation by educating them on the market, the process, and what they should be looking for in a home. I explained what a well, septic, and cesspool are and what those items require. They immediately said, "Like wow! We really love how you are not just showing us houses." They walked into this home and immediately said, "You understood us! This is the one!! This is it!!" Vince Gutierrez at NFM Lending helped them get qualified for a loan and a $17,000 NJFHMA grant.
I want to say a huge thank you to my husband, Juan Caraballo, and all the others who helped make our dream of owning our own home a reality. Thanks for giving us a hand with the repairs and for putting in the legwork to make sure we got the Certificate of Occupancy.
There are also people on the other side of the coin, like Vince Gutierrez and Diana Escobar-Wachter who are on the never-say-never team. It takes a special breed to go the extra mile and treat every transaction like they are gold. Thank you both!
I had the pleasure of working with this young lady. She is beautiful, intelligent, and has a great business mind. She came to me through a referral from a previous client. She had a preapproval letter from her bank, and we scheduled an appointment to view some homes. Once we got inside, we were disappointed with the condition of the homes we viewed. We looked at homes in Gloucester City and Camden, and then I took her to Millville. We had great conversations, shared stories, and laughed a lot. The best thing about working with her was that she followed my lead, and I know she will be successful. I am looking forward to working with her again.
My buyers were quiet and scared of the unknown when they first came to me. But they were also eager to find their forever home. We submitted a few offers and were denied every time. My buyers wanted to give up, but I insisted that they keep moving forward. I constantly educated them about the market and kept them updated on new listings. Finally, after many months of searching, they said, "Beatrice, let's go all in on this one! We can't be scared. We have to be aggressive with our offer." They listened, they acted, and they won! Vince Gutierrez at NFM Lending helped them get qualified for a loan and a $17,000 NJFHMA grant. The mother and daughter duo are so thrilled to have a home for the family. I am grateful to have been part of their quest. Thank you to the team that never gives up and makes any transaction like its gold: Vince Gutierrez, loan originator, and Diana Escobar-Wachter, closer.
On May 25, 2021, a young lady arrived in New Jersey from Arizona. She was starting her medical studies at Cooper Medical University in Camden, and she needed to find a place to live for the next three to four years. I helped her find a home in a quiet neighborhood that was convenient to her classes and clinical rotations. She worked hard and excelled in her studies, and three years later, she achieved her ultimate goal: Dr. Shanika Habib. After completing her medical school rotations, Dr. Habib matched for her residency in New York City. She called me and said, "Bea, I need you to sell my home. I am ready for my next chapter." I am so proud of Dr. Habib for all that she has accomplished. Congratulations, Dr. Habib!
On March 29, 2024, I helped a young man purchase his first home for his mother and sister. He was eager to move out of Philadelphia and join the rest of the family in Vineland. We went out to see homes, and on the first day of touring this property, he said, "Forget the rest of the appointments. This one is it!"
He waived everything to make sure he got his dream home. We worked on getting a clear title through Access Abstract and obtaining the Certificate of Occupancy.
I'm so happy for him! I know this is a big step for him, and I'm glad I could help him achieve his goal.
I'd like to thank my daughter, Crystal Caraballo, for the referral that brought me this client. This single mother was determined to buy a home so she could stop renting. She was so scared and unsure of the process, and she had so many obstacles to overcome. But we worked closely together, reviewing each home she looked at, calculating numbers, and strategizing before submitting the offer. And once we did, we won! I made sure she stayed in contact with her lender at all times. Vince Gutierrez from NFM Lending took the time to be very patient with her, teaching her how to submit documents online, research her personal documents, and more. The best part was that he helped her qualify for a $17,000 NJFHMA grant! She had no money saved, but she worked many hours of overtime. Diana Escobar-Wachter explained every document she signed step by step, making sure she understood everything before signing. It was so great to finally see her smiling, knowing that her life has changed forever! Congratulations to my buyer, her daughter, and her father!
The summer of 2023 began with terrible news. A drunken driver smashed into the rear of my in-laws vehicle on Route 130. Instantly killing my 72 year old father-in-law.
I had the pleasure of guiding my mother-in-law through her biggest life challenge to date. After her husband's death, it was extremely difficult for her to stay in the home she shared with him for over 50 years. Lots of memories and lots of items to clear out before placing the home on the market.
This tragedy struck my in-laws so hard. However, I am so proud of my mother-in-law for signing away the past and embracing the future with open arms.
I am extremely grateful for the help I received from my daughter, Crystal and my husband, Juan. What a long summer it was, but we got it done! Thank you Access Abstract, especially Diana Escobar-Wachter for making my mother-in-law feel at ease throughout the closing.
This young man saw us cleaning out my mother-in-law's home of 56 years. He was bold enough to ask, "Hey, what are you doing with the home?" Him and his wife said, "We want to buy it. My mother lives next door, and we would love to stay near her." I gave him instructions on what to do, and the very next day, his wife immediately started the process. They got Pre-approved and immediately came to see the house. I was very honest with them from the start, on the condition of the home. They walked in and said, "We want it!" Thank you, Vince Gutierrez, for guiding them and helping them not only get Pre-approved, but also qualify for the $17,000 NJFHMA grant. You have no idea what you have done for this family. I went back to the home, and my buyer walked in with her little boy. He said, "Mommy, I go upstairs." We walked upstairs, and I asked him, "Which one is your room?" He knew immediately... "This one," he said in a soft voice. I asked him, "So, you like your new home?" He responded, "Yes, it is just fine." This is why I continue to push forward—to change the lives of others! Changing one mindset at a time.
I was showing a home to my buyer when I noticed two women at the gate looking at the house. They seemed lost, so I asked if they were waiting for their agent. One of the women said she had called the listing agent to see the home, and he had said, "Yeah, sure, go see it." When I asked where the agent was, they said they didn't think he was coming because they had been standing there for a while. I told them to call him again, and went on to show the home to my buyer. My buyer said, "Just let them in," so I invited them in. As we were walking out, one of the women asked if I could help her buy a home. I put on the brakes, and my buyer said, "Go get them!" I sure did!
I want to express my sincere thanks to Cassandra O'Neil, who conducted a thorough inspection for us. As a result of her report, we got a new set of windows installed in the renovated home in the area, and that saved us a great deal of money in the long run. Thank you again, Cassandra, for your careful inspection and detailed report.
Congratulations to my buyers, Fausto and his wife, Agueda! I am so glad we met, and thank you for the opportunity to represent you on this awesome journey! I can't wait to see you in your new home!
I am so happy for my sweet and kind client! I had the privilege of finding him his dream home after years of searching with other real estate agents, who unfortunately were unable to connect with him or his specific needs. He was so grateful that someone was able to hear him and understand his vision. He was very selective, so he must have been able to discern something really special about me.
Thanks to his lender, Vince Gutierrez, for helping him obtain the full $17,000 NJFHMA grant and for guiding him through the mortgage process. That was a huge step in securing his house. I’m so happy that things went smoothly. Thank you to my husband, Juan Caraballo, for helping us make the necessary repairs in order to obtain the Certificate of Occupancy. His expertise was essential. I am so grateful that he was referred to me and that I was able to help him find his dream home. It meant a lot to be able to help someone who had been waiting so long. It is wonderful to see him happy in his new space.
We recently helped a buyer who had just gone through a divorce and was starting a new job. They were looking to start over in a new town with a new life. The seller was on a deadline to buy her next home, so we had to get creative and make it work! We were able to close this transaction in just 13 business days! I am so grateful to have an amazingly talented and professional team of experts working with me at all times to help our clients achieve their dreams. Thank you to the team that never gives up and makes every transaction a priority: Cassandra O'Neil, Home Inspector; and Vince Gutierrez, Loan Originator. Although our original Closer was unable to join us, she sent us another great professional, Michael Medina.
After my clients sold their house back in February, I did not hear from them for a while. They did tell me that they would not be looking for another home for a couple of months because they wanted to take their time and make a good decision. I was surprised to receive a call from my clients several weeks later, and they asked me to find them another home. It was wonderful to hear from them again!
My clients had decided that they wanted to go to Puerto Rico, a place near and dear to their heart, to share their blessings and set things straight. They went on their trip and returned with a clearer vision of what they wanted. As a result, they wanted to see what was available in Camden, which I know like the back of my hand.
Thanks to Vince Gutierrez, lender, for making sure the loan process was smooth and for Access Abstract for having my back to make sure we obtained a clear title for my client. It was a struggle, but we got it done! My client and his wife are so happy in their new home.
This was an interesting story of finding the perfect home for the right people. My client is a great man, a father and husband. He had a difficult time finding a place to live. To make matters worse, he also worked in Pennsylvania and was dealing with his wife being in the Dominican Republic while he was in New Jersey with his kids. So he needed to find an agreeable place to live. I was excited that he was back in the market.
His lender was not cooperative, which made it difficult to get financing. We had a lot of problems with the transaction, which included some shady characters. Thank goodness I’m not easily scared off and have Access Abstract to back me up. It took a lot of hard work, dedication, and effort to make this happen. It was a long, drawn-out process that I didn’t think would ever end. But we finally managed to make it happen. It was a really satisfying experience helping this guy achieve the American Dream and put down roots for his family.
Congratulations on your new home, and may you and your family have many years of togetherness and happiness!
